In Vöcklabruck, Am Graben 4, Maximilianhof Immobilien GmbH is currently building ultra-modern new flats with balconies, loggias or terraces and functional floor plans for modern living. Particular attention was paid to energy-efficient and ecological construction methods in order to make the flats fit for the future.

The residential complex, consisting of three building sections, offers a unique feature: some of the top-floor flats have private roof gardens, which serve as green oases for relaxation in an urban environment. There are also spacious roof terraces (up to 42m²) and storage rooms for residents. A particular highlight is the 107m² penthouse flat in building section A, which impresses with two roof gardens in different orientations and directly accessible terraces from the living rooms. The availability of an underground car park also makes the parking situation easier for residents.

The project was realised by a consortium consisting of EW-Bau GmbH and Kieninger GesmbH. In order to complete the shell construction efficiently and within the specified time frame, a strategic combination of existing in-house material and carefully selected, rented formwork from the RINGER rental park was required. This useful addition was rounded off by a customised planning concept from RINGER, which made a significant contribution to achieving precisely the flexibility required to meet the specific project requirements.

Master PRO steel frame formwork impresses

Due to the particularly tight conditions of the construction pit in the urban area, sheet pile walls were partially erected along the edge of the building. A one-sided solution was therefore required for the formwork work. The RINGER Master PRO wall formwork, equipped with the high-quality and robust alkus®-all-over plastic formwork panel, proved to be the ideal solution.

"M" size Brace Frames were used to stabilise the single-sided Master PRO formwork elements, while the concreting work was simplified by Concreting Platforms L suspended in the formwork.

The Master PRO system was used in a two-sided configuration for the construction of further walls, whereby time was saved in particular by tying the elements on one side. This formwork also impresses with large formwork surfaces per tie point, which reduces labour costs and formwork times significantly. The double-sided formwork was safely set up and stabilised using RINGER Push-Pull Props.

To form the entire parapet on the top floors, Master PRO panels were mounted horizontally in suitable widths and fixed along the outer wall with Walers.

The numerous columns in the underground car park area were erected using RINGER PAX column formwork without the need for time-consuming pre-assembly.

RINGER Push-Pull Props were also used here to set up the column formwork. Thanks to the tie-free formwork panel, first-class fair-faced concrete surfaces are possible with the PAX system.

Safety on site was further enhanced by the use of Climbing Platforms as fall protection and working scaffolding.

Flexible modular slab formwork for a small compensation area

Due to the special shape of the property, which entailed an angled floor plan, the handy and highly flexible RINGER AluDEK system was used for the demanding slab formwork. The skilful combination of large-format formwork elements (135x135cm) and smaller modules (90x135cm) made it possible to reduce the fitting areas in the construction site to just 12%. AluDEK support rails were used to level out the remaining areas, which were covered with customised formwork panels.

Galvanised floor props with a load-bearing capacity of 20kN and an adjustable length of between 2.5m and 3.4m provided the necessary support for the slab formwork. In areas with increased slab loads (up to 48cm thick), additional support was integrated using inclined H20 beams for greater stability.

A special feature is the green roof of the top penthouse flat, which arches over the building in a natural, round shape. For this unique construction, a special, circular ceiling formwork was mounted on the AluDEK elements and set in concrete with the ceiling.

The Vöcklabruck project shows how modern construction methods and green living can be efficiently combined - an example of future-orientated building in the city.
